   FAQ::

What is the difference between HFHI and HFHSVV?

Habitat for Humanity International (HFHI) is the parent organization. Based in Americus Georgia, HFHI spreads Habitat programs of decent, affordable housing worldwide. It does this through a large number of local affiliates, such as HFHSVV. Affiliates typically function at the community level. There are 31 affiliates in Colorado. HFHI also supplies a set of standard operating procedures, best practices and tools for these affiliates. In addition, HFHI manages a limited set of nation-wide gift program from certain construction material and fixture suppliers.

Habitat for Humanity of St Vrain Valley (HFHSVV) is one affiliate of HFHI. HFHSVV is headquarted in Longmont and serves the northern Colorado area roughly equal to that of the St Vrain School District.

Construction

  1. On HFHSVV construction projects, what kind of work is done by volunteer?

Volunteers generally follow the full life-cycle of the construction project - from foundations, through framing, exterior trim, interior trim, landscape and interior fixtures.

While it is sometimes possible to find work for those with physical limitations, in general, volunteer work is physically demanding.

Volunteers participate in all areas of construction except for those that have home safety issues (example - wiring, HVAC) or appearance concerns that require considerable experience (example, concrete flatwork, roofing).

Some volunteers especially enjoy certain portions of the build life-cycle and make a point of working during those periods. Some simply join whatever work is being done at the time they are available.

  2. On HFHSVV projects, what kind of work is done by contractors?

Contractors do work that has home safety issues or appearance concerns that cannot be achieved by volunteers. Work typically done by contractors includes excavation, HVAC, wiring, roofing, and concrete flatwork. Volunteers typically work with contractors supplying crane and concrete pump services.

  3. On HFHSVV projects, how is the volunteer work monitored to insure appropriate quality?

The HFHSVV construction manager is a licensed General Contractor in Longmont. The construction manager recruits a set of site supervisors who are experienced in certain construction disciplines and supply supervision and problem solving during each work day. As necessary, the construction manager recruits the help of skilled tradesmen to supervise especially difficult or critical phases of work.

HFHSVV construction projects are subject to the same City of Longmont building inspection as any other commercial contractor.

  4. What construction standards are used on HFHSVV projects?

The 1st step of any HFHSVV home construction is architecture and engineering. HFHSVV works with licensed architects who create an affordable, workable, attractive design, consistent with the community where the building will occur. HFHSVV and it's architects work with structural, soils and other engineers to insure structural integrity and occupant safety.

Home Ownership

  1. How does one apply to be a HFH homeowner?

Information meetings are periodically held. Applications are supplied during these information meetings. See the Home Owners pages for more complete information.

  2. How is home owner selection done?

After applications are turned in, the HFHSVV Family Selection Committee will verify work history, conduct credit checks and speak with personal references. The family will be interviewed. Selections will be made based on families qualifications and the number of houses expected to be available within the next 12 months. See the Home Owners pages for more complete information.

  3. What mortgage obligation does the home owner incur?

When the home completes, a normal real-estate closing is held with a title agent. At that time, the family becomes responsible for a zero interest 1st mortgage for the land and construction cost of the house. The payments on this mortgage are set at 25% of the families gross income. The family also becomes responsible for a 2nd mortagage that brings the total to the fair market affordable housing value of the home. This mortgage is forgiven at a rate so that, if the family stays in the home for 30 years, it is fully forgiven. if the family moves or refinances early than the mortgage term, both the 1st and 2nd mortgage become due.

Volunteerism

  1. How do I, as an individual, volunteer for construction work?

Individual volunteers are a key part of our success in building decent, affordable homes. So that we can balance the quantity of volunteers from week to week and make good use of your time, we ask that you call the office (303-682-2485) in advance of the date you desire to work.

See the Volunteer and Construction pages for additional information.

  2. How do I arrange to have my work, church, or civic organization work on construction?

For the same reason, the leader of a group needs to schedule with the office well in advance of the date they desire to work. There may be other groups targeting those same dates and some flexibility may be needed. Groups are to supply team leaders, preferrably in the ratio of one ot five, but not to be less than one to ten.
